Second story addition & remodel of existing structure

Set in a Westside neighborhood of Los Angeles, between Venice Beach and Culver City, family of five was out growing the modest post-war 3 bedroom house. Friends, neighbors and the cool ocean breezes set in an urban eclectic area was the right place to raise our family.

The design was to save the warm beach bungalow feel of the neighborhood but create open and useable square footage for a large family. With a limited budget, we added a second story that allowed for more bedrooms and bathrooms and an open kitchen and living area. Keeping the existing footprint of the home and setting back the second story addition with pitched roofs created the facade of the home to sit well with the residential street.

The interior uses natural elements of stone and exposed wood structures along with natural light to embrace Southern California’s lifestyle of indoor and outdoor connections. Each floor of the living areas and bedrooms open out to decks and roof patio, capturing both the use of outdoor and indoor space.

The Master bedroom and Master bath reflects the soft ocean colors of sand and water. The kitchen is modern and programmatic but warmed with materials of organic patterns in stone and wood. The kitchen island functions to seat the whole family on weekday’s busy mornings, and the dining area is large enough for the extended family to gather on weekends.

The design is for families and friends to feel comfortable in common and private rooms. The combination of organized added open space and natural materials makes this a happy home for living!
